Multi-Familiar residential building – Empoli (FI)

The building intervention area is represented in the cartographic planning rules of the town of Empoli with the diction of “Urban Areas susceptible to limited increases in the settlement load” with the possibility to create also new constructions in the “spirit” of favouring building operations of replacement in areas already equipped with adequate infrastructures. In fact, the building stands on the property originally occupied by an old and dilapidated residential structure dating back to the early ‘900. The new building consists of two structures, that one facing the main street, has a height more than 10 meters while the other one, overlooking a side street, is almost 9 meters high. It stands on three floors plus the attic and a basement for the garages whose access from the outside is by a short, slight ramp. On the ground floor are located two apartments with separate entrance, exclusive courtyard and private access to their garage through comfortable stairs. These are two large apartments consisting of living room with kitchenette, bedroom, bathroom and hallway access spaces. The condominium entrance on the ground floor for housing on the upper floors is characterized by a large atrium that, in addition to the stairwell, also includes the lift shaft. On the first floor there are three flats with the same dimensions as those of the lower floor, while the second floor includes two houses, the largest one benefits also from the spaces of the attic. All the fixtures are made of wood, including the main entrance, while the roof covering is made of brick tiles. Particular attention was also set to the choice of materials (ceramic tiles of different sizes, travertine openings).
